Design Build Partnerships
In the Greater Toronto Area, the need for additional infrastructure to accommodate new growth is urgent. Given that some of the municipalities in this region are the fastest growing in the country, the necessity for infrastructure expansion and improvement is particularly pressing.
ConDrain believes that there is a need to identify alternative methods of delivering municipal infrastructure. There is a significant amount of investment required to provide new municipal infrastructure to a growing population base and also to bring existing infrastructure up to an acceptable standard.
Perceived as an alternative to the traditional design-bid-build approach, design-build brings with it significant cost savings. There are opportunities to realize projects more quickly and more efficiently under the design-build approach due to the relationship between the builder and the designer.
ConDrain has demonstrated that the design-build approach to a project can bring significant advantages over the more traditional delivery methods, including:
Shortened Project Delivery Time. When one organization is responsible for the design and construction, procurement and even initial construction can proceed before total completion of the design.
Single Point Responsibility. The design-build team has full responsibility for the successful outcome of the project.
Designer Constructor Continuity. The combined skills of the designer and the constructor are applied to the project in concert bringing a full understanding of the technology and processes involved.
Minimize Claims and Changes. Involvement of the constructor as a team member from day one ensures a design that is buildable and eliminates changes and claims for extras based on design flaws.
Performance Warranties. Only design-build can offer a single entity capable of providing a single all encompassing warranty.
Packaging Other Services. Design-build teams can provide turnkey solutions including operations, personnel training and financing.
For many years ConDrain has operated informally in the design-build mode, offering construction input into the design of development projects. A prime example is Erin Mills where ConDrain has been involved in design reviews and has been a constant member of the development team since the project's first construction started in 1969. In partnership with Metrus Developments, ConDrain has participated in projects such as the Bayview Hills Community in Richmond Hill, the Springdale Community in Brampton and many other significant developments.
More recently, ConDrain has played a leading role in the Collingwood Alliston Watermain (design, build, finance, operate) along with partner SNC-Lavalin and the Dundas Waterdown Waste Water Expansion (build, finance) with the new City of Hamilton.
